Administrative
- 24 hour emergency answering service, 365 days per year
- Detailed record keeping of all contracts, proposals, tenant databases, tenant correspondence, bank statements, insurance documents, etc.
- Maintain log of all tenant requests and action taken

- Prepare Management Report for Building Owner
- Post flyers
- Create lease agreements
- Coordinate apartment turnovers
Agent agrees to make a careful inspection of Unit and to comply and have available complete information about the unit and to take prospective lessees through the unit at convenient times. Agent will make a continued and earnest effort to lease the unit, to advertise as Agent deems advisable, to obtain prospective lessees for the unit. Agent will perform a credit check, an employer reference check and former landlord verification for all prospective lessees.
- Serve 5 day notices, if necessary, work with selected attorney on evictions
Bookkeeping
- Collect and deposit rent payments
- Prepare financial documents for Building Owner, such as Budgets, Profit & Loss statements, Balance Sheets
- Payment of operating expenses
- Work with selected Accountant on preparation of tax documents
Maintenance
- Solicit cleaning service for common areas of building
- Solicit handyman for miscellaneous building repairs
- Solicit proposals for significant repairs or projects

- Solicit proposals for routine maintenance of elevators, fire safety equipment, HVAC equipment, parking garage systems, etc.
- Complete periodic inspections of property and submit to maintenance personnel
