  • 24 hour emergency answering service, 365 days per year.
  • Detailed record-keeping of all contracts, proposals, unit owners, meeting minutes, correspondence, bank statements, insurance documents, etc.
  • Maintain log of all Unit Owner requests and action taken.
  • Attend four Board meetings per year, including annual meeting
  • Prepare Management Report for all scheduled Board Meetings
  • Post fliers for meetings

  • Collect and deposit all regular and special assessment payments
  • Prepare financial documents for scheduled
  • Board Meetings Payment of regular operating expenses, payment of special expenses with Board approval
  • Send monthly assessment statements to Unit Owners detailing amount due and late fee
  • Work with selected Board Member or Accountant on preparation of tax documents
  • Prepare annual budget for Board approval
