- 24 hour emergency answering service, 365 days per year.
- Detailed record-keeping of all contracts, proposals, unit owners, meeting minutes, correspondence, bank statements, insurance documents, etc.
- Maintain log of all Unit Owner requests and action taken.
- Attend four Board meetings per year, including annual meeting
- Prepare Management Report for all scheduled Board Meetings
- Post fliers for meetings

- Collect and deposit all regular and special assessment payments
- Prepare financial documents for scheduled
- Board Meetings Payment of regular operating expenses, payment of special expenses with Board approval
- Send monthly assessment statements to Unit Owners detailing amount due and late fee
- Work with selected Board Member or Accountant on preparation of tax documents
- Prepare annual budget for Board approval
